This incentive mainly includes three forms, namely providing additional volume, relaxing building area and building height restrictions, and reducing related taxes.

Reward schedule for the elderly in critical condition

On April 17, 2020, the Legislative Yuan passed the amendment to the Regulations on Care for the Elderly, extending the implementation period of time-course incentives up to a maximum benchmark volume of 10%, and reducing them year by year. The decline rates in the next five years are 8%, 6%, 4%, 2%, and 1% respectively until the end of May 2025. At the same time, the government has also added new scale incentives and removed restrictions on bases merging with adjacent land. This means that projects with a redevelopment area of more than 200 square meters can receive a scale reward of more than 2% with a basic volume of 2%, and an additional 0.5% reward for each additional 100 square meters.

 

However, it should be noted that the sum of time course rewards and scale rewards still cannot exceed the base volume of 10%. Crisis reconstruction process

1. Preliminarily confirm whether it meets the qualifications for reconstruction of a dangerous old building (it must be a legal house and not a building with historical value that needs to be preserved) and obtain the consent of more than half of the owners of the building to conduct a preliminary earthquake resistance assessment.

2. After completing the preliminary seismic assessment and obtaining the consent of all owners, submit an application for the reconstruction plan of the dilapidated old buildings to the construction management unit of each county and city government.

3. After the application is submitted, and subject to review and approval by the construction management unit, the volume bonus amount and related matters for the dilapidated elderly reconstruction project will be determined. Applicants can also apply for government subsidies for related operating costs.

4. Within 360 days after the approval of the dilapidated old reconstruction plan, a construction license and a demolition license must be applied, and then construction can begin.

5. When the construction is completed and the use license is issued, it means that the reconstruction project is completed, and you will enjoy a 50% reduction in land value tax and house tax.
